What are lenders looking for?

  • A contract that has been renewed and the agency confirms is likely to renew again
  • If you have a stable income that is regular e.g. a set weekly salary
  • You are in a high demand industry
  • 12 month income history
  • A history of working within your field

As with all mortgage applications, the lender will evaluate your credit report, consider different kinds of income, including overtime and commission, then review your household expenditure and other financial commitments to decide whether your application should go ahead.

Being self-employed applicant you may have to provide additional documents, and the application may take longer to check affordability and approve, however if your situation is stable you usually have an excellent chance of approval.

A high deposit will mean the lender will have less risk, and a lower interest rate deal.

A good credit score is more important because your situation is considered higher-risk. It reassures lenders if you have a good history of making repayments.

Provide as much supporting documentation as possible: pay slips, signed contracts and accounts to give lenders a clear picture of your financial status.

Agency employees usually have a high chance of getting their loan approved if the loan is submitted to the right lender.
